Your guests booked the photos. We put the property back to them.
Comodo Cleans does Airbnb turnovers, linen and consumables. Nothing
else. Every clean is scheduled against your booking calendar and finished with photographs,
so you know the property is guest-ready without driving past to check.

The difference
A turnover is not a house clean with a deadline
Domestic cleaning makes a home feel looked after. A turnover has to reproduce a specific
published standard, for a stranger who paid in advance and is holding a phone camera.
01
The listing photos are the specification
Every property has a documented target state.
Cushions in a particular arrangement, the throw folded a particular way, four towels not
three, the coffee pods in the drawer rather than the cupboard. A guest compares what they
walked into against what they booked, and any gap between the two is what ends up in the
review. We work from a property-specific reset, not a generic checklist.
02
Your cleaner is your first inspector
They see the property more often than you do.
A cracked glass, a stained sheet, a chipped bench, a slow-draining shower, a smoke alarm
chirping. These are all found on a turnover, and they are all far cheaper to deal with the
day they happen than the week a guest complains. Everything we notice goes in the report,
whether it is our job to fix or not.
03
Linen is the actual bottleneck
Not the cleaning. The washing.
Stripping, washing, drying and remaking three beds takes longer than the entire turnover
window, and a domestic machine at the property cannot do it between a 10am checkout and a
3pm check-in. Hired linen removes the constraint completely: laundered sets arrive, used
sets leave.
Running out of toilet paper on night three is a message you will be answering at 9pm, and
it reads in a review as a property that is not properly looked after. We track what each
property actually gets through and restock to that rate rather than guessing.

Where we work
Two regions, covered properly
We would rather be genuinely reliable across two markets than thinly spread across five.
Brisbane
The inner-city apartment belt through the CBD, South Brisbane, Fortitude Valley, Newstead,
Teneriffe and Kangaroo Point, plus the character-home suburbs and out to the bayside. Heavy
corporate and event-driven demand, and building access that has to be planned rather than
discovered.
Coolangatta to Ormeau, taking in the high-rise strip through Surfers Paradise, Broadbeach
and Main Beach and the beachside houses at Burleigh, Palm Beach and Currumbin. Sand, salt and
the tightest turnover calendar in the state.
Comodo Maintenance is our sister business. Same team, same New Farm base, same
turnover-window scheduling - but for repairs, licensed plumbing and electrical, and
guest-in-house emergencies across South East Queensland.
Short-stay is all we do. Airbnb, Stayz, Booking.com, corporate stays and holiday houses are all the same job to us: reset the property to the condition in the listing photos, inside the gap between one guest leaving and the next arriving. We do not do regular domestic house cleaning, and that focus is the reason we are fast at this one.
What happens if a guest checks out late?
It is the single most common disruption in this business and we plan for it rather than react to it. Tell us the moment you know, and where the following booking allows it we shift the clean later in the day. Where it does not, we tell you straight away what is realistic, so you can decide whether to message the incoming guest about a slightly later check-in. What we will not do is quietly rush the clean and hand over a property that is not ready.
How do you handle back-to-back bookings?
Back-to-backs are the reason linen hire exists. With a five-hour window there is no way to strip, wash, dry and remake three beds using a domestic machine at the property. We bring laundered sets in and take the used ones away, so the turnover never waits on a wash cycle. If you are running consistent back-to-backs and still washing on site, that is the first thing worth changing.
Will I know the property was actually cleaned properly?
Every completed turnover comes with photographs of the finished rooms, plus notes on anything we found: damage, breakages, missing items, low consumables and maintenance faults. Most of our owners do not live near the property, and several are interstate. The photo record is what lets them stop guessing, and it is genuinely useful evidence if a guest later disputes damage.
Which areas do you cover?
Brisbane and the Gold Coast only. In Brisbane that runs from the CBD and inner-city apartment belt out through the bayside; on the Gold Coast, from Coolangatta up to Ormeau. We deliberately do not stretch further, because a cleaning business that covers too much ground cannot hit turnover windows reliably.
Do you supply the cleaning products and equipment?
Yes, everything. Products, equipment, vacuum, mop, cloths and consumables all arrive with the cleaner. You do not need to keep a cupboard stocked at the property, and you do not need to worry about a guest using up your supplies.
Can you work with my property manager or co-host?
Easily, and it is often the better arrangement. We can take the booking calendar directly, report per property, and copy whoever needs to be copied. You do not have to be the relay point for every message about every turnover.
