Gold Coast
The busiest turnover calendar in Queensland
The Gold Coast runs the highest concentration of short-stay accommodation in the state, and
through summer and school holidays a lot of those properties are on genuine back-to-backs. Guest
out at ten, guest in at three, every day for weeks.
That calendar is unforgiving of anything that adds time to a turnover, and the single biggest
offender is laundry. Trying to wash and dry three beds' worth of linen at the property inside a
five-hour window does not work in January, which is why hired linen matters more here than
anywhere else we operate.
The second thing that defines this market is sand. It gets into sliding door tracks, shower
drains, floor edges and every soft furnishing, and it is the detail guests notice first because
they are barefoot. A clean that looks fine standing up and feels gritty underfoot is a
three-star review.
Then there is the high-rise strip. Surfers Paradise, Broadbeach and Main Beach are tower
country, which means lift bookings, loading docks and no parking within blocks - the same access
problem as inner Brisbane, at greater height and with more linen.
