What a turnover actually covers

The full standard, room by room, plus what we add for properties with pools, courtyards and second living areas.

The standard

Reset to the listing, not just tidied

Most cleaning quotes describe effort. This one describes an outcome, because a short-stay guest does not grade you on how hard someone worked. They grade you on whether the property matched the photographs they booked from.

So every property we take on gets a reset built specifically for it: where the cushions go, how the throw is folded, which drawer the coffee pods live in, how many towels are set out and where. We build that from your listing photographs on the first clean, then reproduce it every turnover after.

The checklist to the right is our baseline. It applies to every property, every time, regardless of how quick the turnaround is.

Two hours in, one hour back

If we find something that will cost you a booking - a failed aircon, a leaking mixer, a stain that will not lift - you hear about it that day with photographs, not at the end of the month on an invoice.

Beyond the standard

Added where the property needs it

Quoted per property rather than bundled, so you are not paying for a pool clean on a one-bedroom apartment.

Pool and outdoor areas

Skimming, surrounds swept and hosed, outdoor furniture and umbrellas reset, barbecue cleaned down and gas checked. Water chemistry stays with your pool technician.

Pre-launch deep clean

Inside the oven and rangehood, behind and under appliances, window tracks, blinds, skirtings, light fittings and full interior glass. Do this before the listing photos are taken, not after.

Seasonal reset

Quarterly or twice-yearly: interior windows, curtains and blinds, upholstery, mattress rotation, inside cupboards and the accumulated wear a turnover does not reach.

Scheduling

How the day is actually run

We take your booking calendar directly, or you send us the turnovers as they come in. Either way the clean is booked against a checkout time, not a vague day.

Late checkouts, extensions and same-day cancellations are normal in this business rather than exceptional. What matters is being told early. Send us a message the moment a guest asks for a late checkout, and in most cases we can shift the window without touching your check-in time.

Where a turnaround genuinely cannot be met, you will hear that from us in time to do something about it. A clean that is late but silent is far more expensive to you than a clean you knew was at risk at eleven in the morning.

Reporting

What lands in your inbox

  • Room-by-room photographs of the finished property.
  • Damage and breakages, photographed, on the day they are found rather than at month end.
  • Missing items - the third pillowcase, a wine glass, the bath mat, a remote.
  • Consumables running low, so restock happens before a guest notices.
  • Maintenance faults, flagged whether or not they are ours to fix.
  • Anything left behind, so you can arrange return before the guest has left the state.

Questions about the clean

How long does a turnover take?

A one-bedroom apartment is usually around ninety minutes. A three-bedroom house with two bathrooms is typically three to four hours. The variable that matters most is not floor area but bed and bathroom count, because those are where the time actually goes. We quote on the specific property rather than a rate card, and once we have done a few turnovers there we know exactly how long yours takes.

What if the property is left in a really bad state?

It happens, and there is a difference between a messy checkout and genuine damage. Ordinary mess is absorbed into the normal clean. Where a property needs materially more than a standard turnover, we photograph it, message you before doing the extra work, and give you a price. You then have the evidence you need if you want to claim through the platform, and nothing is billed without you agreeing first.

Do you check that the guest has actually left?

Yes, before anyone is dispatched. Turning up to an occupied property is awkward for the guest, wastes a trip and pushes the whole day back. Where a checkout is running late we would rather know at 10:05 than have a cleaner discover it at 10:30.

Will the same cleaner do my property each time?

Wherever the schedule allows, yes. A cleaner who has done your property twenty times knows where the spare remote lives, which cushion goes where, and what the bathroom looked like last week. That familiarity is most of what makes a turnover both fast and consistent, so we protect it.

Do you do the first deep clean before I start hosting?

Yes, and it is worth doing properly. A pre-launch deep clean covers the things a turnover does not: inside the oven and rangehood, behind and under appliances, window tracks, skirtings, light fittings, blinds and full interior glass. It sets the baseline that every later turnover maintains, and it is when the listing photographs should be taken.
