Linen you never buy, wash or replace

We own the stock, launder it off site and rotate it through your property on every turnover. No capital outlay, no wash cycle in the window, no stained sheet to argue about.

Why it matters

Washing is what makes turnovers run late

Almost every late handover we are ever asked to rescue has the same cause, and it is not the cleaning. It is the laundry.

Work the arithmetic on a two-bedroom property. A wash cycle is roughly an hour. Drying is longer, and longer again in a Brisbane summer when nothing dries and a condenser dryer is fighting the humidity. Three beds and a full set of towels will not fit in one domestic load, so that is two or three cycles back to back. You are already past the check-in time before anyone starts making a bed.

Hired linen deletes that whole sequence from the day. The cleaner arrives with laundered sets, strips the beds, remakes them immediately, and takes the used linen away. The turnover is limited by how fast the property can be cleaned, which is the only thing it should ever be limited by.

The second effect is presentation. Commercially laundered linen looks the same on the fortieth turnover as it did on the first. Linen washed at the property drifts - one set greys, another picks up a stain, a third shrinks - and a guest photographs the worst one.

The rotation

How a set moves through the week

01

Delivered with the cleaner

No separate delivery to be home for.

Laundered sets arrive as part of the turnover visit. There is no second trip, no courier window to manage, and nothing sitting in a hallway waiting to be brought inside.

02

Stripped and swapped in one visit

The used set leaves as the fresh set goes on.

Beds are stripped, remade immediately with the delivered linen, and the used set is bagged and removed. Nothing waits at the property for a wash, and no linen cupboard has to be kept stocked on site.

03

Commercially laundered off site

Proper temperatures, consistent finish.

Washed, dried and pressed to a commercial standard rather than through a domestic machine at the property. Every item is inspected on the way back into rotation, so nothing marked or thinning reaches a guest bed.

04

Damaged stock pulled, not patched

Our cost, not yours.

Fake tan, makeup, sunscreen and red wine are a predictable cost of hosting, not a dispute to have with a guest. Anything that will not come clean is retired and replaced from our stock, and you are never invoiced for it.

Three ways hosts handle linen

We run the first one. The other two are here because they are what most owners are doing before they call us.

Linen hire questions

Do I have to buy any linen at all?

No. That is the entire point of the hire model. We own the stock, we launder it, and we rotate it through your property on every turnover. There is no up-front spend on sheets and towels, no replacement cost when something is stained beyond saving, and no cupboard full of mismatched linen slowly ageing at different rates.

What happens when a guest stains or damages linen?

Nothing you need to deal with. Stains are our problem, not yours, and they are priced into the service because they are entirely predictable: fake tan, makeup, red wine, sunscreen. Damaged items are pulled from rotation and replaced. You are not invoiced for a ruined sheet and you are not asked to chase a guest over one.

Can you handle back-to-back bookings?

Yes, and it is the case hire is built for. There is no wash cycle in the turnover at all: laundered sets arrive with the cleaner and the used sets leave in the same visit. A domestic washing machine at the property simply cannot strip, wash, dry and remake three beds inside a five-hour window, which is why on-site laundering is the single most common cause of a late handover.

What is actually included in a set?

For each bed: fitted sheet, flat sheet and two pillowcases per pillow in the configuration. For each guest the property sleeps: a bath towel and a hand towel. Then a bath mat per bathroom and two tea towels per property. Extras such as beach towels, pool towels and cot linen are added per property where the listing offers them.

Who does the laundering?

It is commercially laundered off site, not washed at the property and not run through a domestic machine. That means proper wash temperatures, consistent presentation, and every item inspected before it goes back into rotation rather than being folded straight out of a dryer by whoever did the clean.

Can I keep using my own linen instead?

You can, and some owners do. We will launder and rotate owner-supplied stock, but you carry the replacement cost and you need enough sets on hand to cover the rotation. For most properties running more than a handful of turnovers a month, hire works out simpler and the presentation stays more consistent.
