Comodo Cleans handles Airbnb turnover cleaning, commercial linen hire and consumable restocking for short-stay properties in Brisbane and on the Gold Coast. We are based at New Farm and we work in those two regions only.

Why only short-stay

Domestic cleaning and turnover cleaning look like the same job and are not. A house clean is judged by the person who lives there, against how it felt last fortnight. A turnover is judged by a stranger who paid in advance, against a set of photographs, within about ninety seconds of walking through the door.

That difference changes everything downstream. It means the target is a documented state rather than a general standard. It means the deadline is a check-in time rather than an afternoon. It means the person cleaning is also the only person inspecting your property that week, so what they notice and report matters as much as what they wipe.

A business that does both ends up optimising for neither. So we do one.

How we work

Everything in writing

There is no phone number on this site, and that is deliberate. Quotes you can read are quotes you can compare and forward. Turnover reports you can search are reports you can hand to your accountant or attach to a damage claim eighteen months later. It also means you can raise something at eleven at night without waiting for business hours.

Photographs on every turnover

Most of the owners we work for do not live near the property and some are overseas. Room-by-room images on completion are how they stop guessing. They are also the reason a disputed damage claim tends to resolve quickly: there is a timestamped record of the condition the property was left in.

The same cleaners on the same properties

We roster for continuity rather than filling gaps with whoever is free. A cleaner who has done your property twenty times knows the reset without being told, and spots the thing that changed since last week. That is worth more than any checklist.

We tell you what we found

Damage, breakages, missing items, low stock, maintenance faults. All of it goes in the report whether or not it is ours to deal with. A cracked shower screen we mention today is cheaper than the one you hear about from a guest next month.

Where we work

Two regions, and we are deliberately strict about it:

• Brisbane - the CBD and inner-city apartment belt, the character suburbs, the inner north and west, and out to the bayside.
• Gold Coast - Coolangatta to Ormeau, including the high-rise strip and the beachside suburbs.

Cleaning businesses that stretch across too much ground stop hitting turnover windows, and in this trade a missed window is the whole product. Two regions we can actually cover beats five we can only nearly cover.

Comodo Maintenance

Our sister business, Comodo Maintenance, handles the repair side of the same properties: general repairs, licensed plumbing and electrical, guest-in-house emergencies and preventative maintenance. Same New Farm base, same approach to scheduling.

The two work well together because our cleaners are usually the first to see a fault. Where you use both, a problem found on a Tuesday turnover can be quoted the same day rather than waiting for you to notice it and start looking for a tradesperson.
