Baseline set on the first cleans
We record what your property gets through over the first few turnovers, across different booking lengths, and set stock levels from that rather than from a standard formula.
Amenities and consumables replaced every turnover, tracked per property, billed at cost. Nothing runs out on night three.
Consumables are the least glamorous part of hosting and one of the most reliable ways to take a five-star stay down to four. Nobody has ever left a glowing review because there was enough toilet paper. Plenty of people have mentioned it when there was not.
The failure is almost never at check-in, because a property that has just been turned over looks stocked. It happens on night three of a five-night booking, when the last roll runs out and a guest who has already paid has to message a stranger about it. By then you are choosing between an awkward reply and a trip across town.
The fix is unglamorous too: know what each property genuinely gets through, and stock to the longest booking on the calendar rather than the average one. That is what we do, and it is why we track usage per property instead of leaving the same amount everywhere.
We do not mark up stock. It appears on your monthly invoice per property so you can see the real consumption, and if something looks wrong you can question it against a number rather than a feeling.

A property taking regular five and seven-night stays is stocked for those, not for the two-night average. Running out mid-stay is the only outcome that actually costs you.
Anything running down appears in the turnover report before it becomes a problem, so the decision to top up is made in advance instead of after a guest message.
Running a premium listing where the amenities are part of the pitch? Nominate the products and we will use them. Plenty of owners supply their own soap and coffee and have us handle the rest.
The labour is part of the turnover. The stock itself is billed at cost on your monthly invoice, itemised per property, so you can see exactly what your guests are getting through. We do not mark up consumables, because a host who feels nickel-and-dimed on toilet paper starts buying it themselves and then it runs out.
Yes. Some owners want the cheapest reliable option, others are running a premium listing where the amenities are part of the pitch, and a few supply their own branded product. Tell us which and we will work to it. Where you have no preference we use a consistent mid-range set that photographs well and does not generate complaints.
From what the property actually gets through, not a formula. After a few turnovers we know your real usage rate, and it varies enormously: a two-night couple's stay and a five-night family booking consume completely different amounts of everything. We stock to the longest booking on your calendar rather than the average one, because running out mid-stay is the failure mode that costs you.
Those are ours and they travel with the cleaner. You do not need to keep anything under the sink, and there is no cupboard for a guest to raid. The only cleaning items left at the property are the small guest-facing basics such as dishwashing liquid and dishwasher tablets.
Most owners run cleaning, linen and consumables together. Tell us about the property and we will price all three.
