In January a beach house can turn over every day for weeks. A domestic machine at the property will not wash and dry three beds of sheets plus a stack of beach towels between 10am and 3pm, least of all on a humid day when nothing dries. Hired linen takes laundry out of the window altogether.
Sand is the other reason. It gets into sheets, pillowcases and every towel that went to the beach. Our used sets go back to a commercial laundry, and every item is inspected before it goes back into rotation, so a gritty pillowcase never makes it onto the next guest's bed.

Per bed, per guest, per bathroom.
For each bed: a fitted sheet, a flat sheet and two pillowcases per pillow. For each guest the listing sleeps: a bath towel and a hand towel. Then a bath mat per bathroom and two tea towels per property. Quilts, pillows and mattress protectors stay with the property and get checked every turnover.

Coast guests expect a towel for the beach or the pool, and it should not be the bath towel. Beach and pool towels can be added per property and swapped with the rest of the set, so the count is right at every check-in. Cot linen can be added too.
Stained stock is retired, not invoiced.
Sunscreen, fake tan and sand are part of every summer stay. Anything that will not come clean is pulled from rotation and replaced from our stock. You are not billed for it, and you are not asked to chase a guest over a marked towel.
No wash cycle in the window.
