On Hedges Avenue the beach is the back yard. Sand travels from the back gate through the living room and up the stairs to the bunk room. We vacuum every floor, every door track and under the beds, check under couch cushions, and shake out outdoor rugs before they go back down.

Guests see the pool in your photos before they see the bedrooms. We wipe the fence glass, clean the loungers and outdoor table, sweep the surrounds and collect pool towels. Pool water and chemicals stay with your pool technician. A gate that does not latch gets flagged the same day.

A five-bedroom beach house with three bathrooms, a pool and two living areas is not a bigger version of a two-bedroom unit. We go through the floor plan, the outdoor areas and the bunk rooms before the first booking, so the run sheet matches the house and the clean still lands inside a 10am out, 3pm in changeover.

The low-rise blocks on the Gold Coast Highway are mostly one and two bedroom units with a balcony. Fewer beds, but the same grit in the tracks and salt on the glass. Balcony furniture is wiped before the floor is swept and mopped, and the door is locked and photographed before we leave.

A 4 bedroom, 2 bathroom house takes about 4 hours on site by our records. Beach houses with more bathrooms, a pool and a big deck take longer than that, so we look at the floor plan and outdoor areas first and plan the clean to finish inside a 10am checkout and 3pm check-in.
Yes, when the dates are with us early. Holiday weeks fill fast on the southern beaches, so regular properties get locked in first. Linen hire means every bed and towel set arrives laundered, so a same-day changeover is not waiting on the washing machine or dryer.
