How long does an Airbnb clean take?

Real times from our own turnover records, the five-hour window broken down, and the things that quietly push a clean past check-in.

Short answer

An Airbnb clean takes about 2 hours on site for a 1 bed, 1 bath unit, about 2.5 hours for a 2 bed, 2 bath, about 3.5 hours for a 3 bed, 2 bath and about 4 hours for a 4 bed, 2 bath house. That is with linen arriving clean. Washing sheets at the property adds two to three hours.

Hosts ask how long an Airbnb clean takes for one reason: they want to know if it fits between checkout and check-in. Most guides answer with a range so wide it is useless. This one uses the time our crews actually spend on site across Brisbane and the Gold Coast, then shows you where the rest of the day goes.

The figures below are time on site, from unlocking the door to scrambling the lockbox code on the way out. They do not include travel between jobs. They assume the property gets a full turnover, not a tidy: beds stripped and remade, bathrooms done properly, kitchen reset, floors vacuumed and mopped, consumables restocked and a photo report sent.

How long an Airbnb clean takes, by property size

Bedrooms and bathrooms drive the time, not floor area. A bathroom is the slowest room in the property because every surface gets touched. A bed is a strip, a remake and a photo. Add one of each and the clock moves.

PropertyTypical time on siteSpare time in a 10am to 3pm window
1 bed, 1 bathAbout 2 hoursAbout 3 hours
2 bed, 2 bathAbout 2.5 hoursAbout 2.5 hours
3 bed, 2 bathAbout 3.5 hoursAbout 1.5 hours
4 bed, 2 bathAbout 4 hoursAbout 1 hour

Those are one-cleaner times for a property in normal condition with linen delivered clean. The spare time column is just the arithmetic: five hours minus time on site. It is the buffer that absorbs a late checkout, a lift that takes ten minutes to arrive, or a guest who left the kitchen looking like a cooking show.

A studio usually sits a little under the 1 bed figure. A 3 bed with three bathrooms sits closer to the 4 bed figure than the 3 bed one, because the extra bathroom costs more than the extra bedroom.

The 10am to 3pm window, broken down

Most short stays in South East Queensland run a 10am checkout and a 3pm check-in. Five hours sounds generous until you lay out what has to happen inside it. Here is a 2 bed, 2 bath on paper.

  1. 10am. Guest checks out. Before anyone is sent, the checkout is confirmed. A cleaner who arrives to an occupied unit loses half an hour and embarrasses everyone.
  2. 10am to 10:20. Travel and access. Parking, the building entry, the lift, the lockbox.
  3. 10:20 to 12:40. The clean itself. Bathrooms sprayed first so the product can dwell, beds stripped, kitchen, bedrooms, living, laundry, balcony, then floors last.
  4. 12:40 to 12:50. Restock, lock-up and photos. Windows and balcony door locked, AC off, keys back in the lockbox, code scrambled, photo report sent.
  5. 12:50 to 3pm. Buffer. Just over two hours to cover a late guest, a damage report that needs your call, or a fix before check-in.

On a 4 bed house the same day has about 40 minutes of buffer once travel is counted. That is still workable, but it means a late checkout lands straight on your next guest.

What adds time to an Airbnb turnover?

The table above is the baseline. These are the things that move a property off it, roughly in order of how often we see them.

Linen washed at the property

This is the big one. A domestic wash cycle is about an hour and drying takes longer, especially in a humid Brisbane summer. Three beds and a full set of towels is two or three loads. Washing on site adds two to three hours to the turnover, which turns a comfortable 2 bed into a race and makes a 4 bed impossible in the window. Linen hire or sending your own linen out takes the wash out of the day completely.

Pools, decks and outdoor areas

A pool gets skimmed, the surrounds swept and hosed, the furniture and umbrellas reset and the barbecue cleaned down. A big timber deck with an outdoor setting is its own room. Outdoor furniture gets wiped before the floor is swept and mopped, never after. Budget for it as extra time, not as something that fits in the gaps.

Walk-ups and stairs

No lift means linen, consumables and the vacuum go up the stairs by hand. One trip if it is packed well, three if it is not.

Building access

Secure towers add minutes at every step: the car park, a fob that only works on certain floors, a slow lift at checkout time when every other unit is moving luggage. Ten minutes here and there adds up across a day of turnovers.

Heavy guest use

A couple on a two-night stay and a family of six on a week leave very different properties. Sand through every room after a beach stay, a barbecue left greasy, a dishwasher full of unrinsed plates, a fridge full of leftovers. Ordinary mess is part of the clean. Genuine damage or a party clean-up should be photographed and flagged to you before extra work starts.

Recurring extras

Some jobs are not done every turnover but land on one: a deeper balcony clean every few stays, a full appliance check, ceiling dust and cornices, fan blades. Plan them on a day with a longer gap between bookings so they never compete with a same-day check-in.

What happens with a late checkout?

A late checkout comes straight out of the buffer. The question is not whether to say yes to the guest, it is whether the window still fits.

PropertyTime on site11am checkout, cleaner done by12pm checkout, cleaner done by
1 bed, 1 bathAbout 2 hoursAbout 1:20pmAbout 2:20pm
2 bed, 2 bathAbout 2.5 hoursAbout 1:50pmAbout 2:50pm
3 bed, 2 bathAbout 3.5 hoursAbout 2:50pmPast 3pm
4 bed, 2 bathAbout 4 hoursAbout 3:20pmPast 3pm

Those times include twenty minutes of travel and access. The pattern is clear: an hour of late checkout is fine on a unit, tight on a 3 bed house and too much for a 4 bed. Two hours only works on the smaller properties.

Three habits keep late checkouts from turning into late check-ins:

  • Tell your cleaner the moment you agree. A heads up at 8am lets the run be reordered. Finding out at the door costs the whole day.
  • Check the next booking first. If nobody arrives that day, a late checkout costs nothing. If someone does, offer the late checkout only when the table above says it fits.
  • Keep linen out of the window. A late checkout with on-site washing on a 3 bed means a late check-in. There is no clever scheduling around that.

How to make your turnover faster

You cannot make a bathroom smaller, but you can take the waiting and searching out of the clean.

  • Get the linen off site. Nothing else saves as much time.
  • Keep a stocked supply cupboard. Consumables at set levels mean the cleaner restocks, rather than noting what is missing.
  • Use the same cleaner where you can. Someone who has turned your property over twenty times knows where the spare remote lives.
  • Give clear access notes. Car park, entry, lift and lockbox, written down once.
  • Style for the reset. Fewer loose decor items means less to dust and less to put back exactly where it was in the listing photos.

Time on site also drives your Airbnb cleaning fee, so knowing your real figure helps you price the stay as well as plan the day. If you want a turnover quoted on your actual property, we cover Brisbane and the Gold Coast, and you can see what every Airbnb turnover includes.

Turnover time questions

How long does an Airbnb clean take?

About 2 hours on site for a 1 bed, 1 bath unit, 2.5 hours for a 2 bed, 2 bath, 3.5 hours for a 3 bed, 2 bath and 4 hours for a 4 bed, 2 bath house. Those times come from our own turnover records and assume linen arrives clean rather than being washed at the property.

Can a 4 bedroom Airbnb be cleaned between 10am and 3pm?

Yes, with one condition. A 4 bed, 2 bath house takes about 4 hours on site, which leaves about 40 minutes of buffer once travel is counted. That works when linen is delivered clean. If the sheets are washed at the property, the extra two to three hours will not fit in the window.

How much time does washing linen on site add?

Two to three hours on a typical turnover. A domestic wash cycle is about an hour and drying takes longer, and a property with three beds and a full set of towels needs two or three loads. Hiring linen or sending it out removes that time from the window entirely.

Should I agree to a late checkout on a same-day turnover?

Only if the window still fits. An 11am checkout works on most units, is tight on a 3 bed house and does not fit a 4 bed. A 12pm checkout usually only works on a 1 or 2 bed property. Tell your cleaner as soon as you agree so the day can be reordered.
