Airbnb cleaning through the seasons in Brisbane and the Gold Coast

How storms, humidity, holiday peaks, sand and salt change a South East Queensland turnover, and what to do about each.

Short answer

Airbnb cleaning in Brisbane and on the Gold Coast changes with the seasons. Summer brings storms, humidity and mould risk from about November to February, plus the Christmas holiday peak. Beach properties deal with sand and salt all year. Winter is quieter and the best time to deep clean before the next peak.

A turnover in July and a turnover in January are not the same job. The checklist stays the same, but what goes wrong changes. Summer brings water and mould, the holidays bring back-to-back bookings and bigger groups, and the coast brings sand into everything all year round.

This guide walks through the South East Queensland year from a turnover crew's point of view. It is for hosts in Brisbane and on the Gold Coast, whether you clean yourself or brief a cleaner.

Summer: storm season and humidity

Storm season in South East Queensland runs roughly from November to February. Afternoon storms can arrive fast, and they hit just as guests are coming and going. For a short-stay property that means three problems.

Water and mud come inside

Guests walk in from a downpour with wet shoes and wet umbrellas. Entries, hallways and tiled floors need more attention, and door mats need shaking out or replacing on every turnover. Outdoor furniture left wet becomes unusable, so wipe it down before sweeping and mopping the balcony floor.

Balcony drains block

Storms wash leaf litter and dirt into balcony drains. A blocked balcony drain on a high-rise apartment can fill the balcony and push water under the sliding door. Our crews check and clear balcony drains on turnovers through storm season, because it takes a minute and the alternative is an internal flood.

Humidity works on the bathrooms

Brisbane summers put real moisture through a closed-up apartment. Shower silicone spots, grout darkens and a bathroom left wet after the last clean greets the next guest with a smell. The fixes are simple and need doing every time:

  • Dry the shower screen, tiles and vanity after cleaning instead of leaving them to the air conditioning.
  • Clean exhaust fan vents so they actually move air.
  • Flag silicone the moment it starts to spot or lift. Replacing it early is cheaper than a mould complaint in a review.
  • Never leave damp towels or linen in a cupboard. On a humid day nothing dries properly between a 10am checkout and a 3pm check-in, which is why many hosts use linen hire rather than washing on site.
  • Check air conditioning filters, which work hard all summer and gather dust and moisture.

School holidays and the Christmas peak

Queensland's school holidays fall in four blocks: around Easter, mid-year, late September into October, and the long summer break over Christmas and January. Interstate holidays overlap with some of these too. Check the Queensland Government's published dates for the year, since they move slightly each year.

The summer break is the big one for both Brisbane and the Gold Coast. Expect:

  • Back-to-back bookings. Guest out at 10am, next guest in at 3pm, with no slack days. Our guide to back-to-back Airbnb bookings covers how to plan for them.
  • Longer stays and bigger groups. Families stay a week, not a weekend. Stock consumables to the longest booking on the calendar, not the average one. Our Airbnb amenities list has the par levels we use.
  • More wear. More people for longer means more spills, more kitchen use and more chance of breakages. A photo report after every turnover catches it the same day.
  • Every host wants a cleaner at once. Lock in your cleaning schedule well before the holidays start.

Get your checklist ready before the peak

Our free Airbnb cleaning checklist generator builds a printable list for your property. Add your seasonal extras, like balcony drains and silicone checks, so nothing gets skipped when the calendar is full.

Gold Coast: sand and salt all year

On the Gold Coast, the beach is the reason guests book, and it comes back inside with them. That is true in every season, but worse through summer and the holidays.

  • Sand gets everywhere. Sliding door tracks, under couch cushions, inside beds, in the bottom of the washing machine and the shower drain. Vacuum tracks and upholstery on every turnover, not just floors.
  • Salt film builds up on glass. Balcony glass, sliding doors and windows close to the beach take on a salty haze. Wipe balcony glass and rails on every clean.
  • Outdoor furniture and fittings wear faster. Salt air is hard on metal. Wipe furniture down and report rust or sticking doors early.
  • Beach towels walk off. If you do not supply beach towels, guests use the bath towels. Either supply them or expect more sand in the laundry.

We turn over beachside apartments from Surfers Paradise to the southern Gold Coast. See our Gold Coast cleaning page for the suburbs we cover.

Autumn: reset after summer

As humidity eases, it is a good time to deal with what summer left behind. Look closely at silicone, grout, mattress protectors and outdoor furniture. Easter brings a school holiday peak, so plan any bigger jobs for the weeks either side of it.

Winter: quieter, drier, time for a deep clean

South East Queensland winters are mild and mostly dry, and they bring visitors from the southern states looking for sunshine. Bookings can still be steady, but the weather is easier on the property.

  • Book a deep clean or seasonal reset in a quiet week: inside windows, blinds, upholstery, mattress rotation, inside cupboards and the wear a turnover does not reach.
  • Fix the maintenance faults you have been putting off while the calendar has gaps.
  • Leave a spare blanket in each bedroom. Nights can be cooler than visitors expect, and many apartments are built for summer.

Spring: get ready for storm season

Spring is the run-up to the busiest part of the year. Use it to get the property ready before the storms and the summer holidays arrive:

  1. Clear balcony and courtyard drains and check they flow.
  2. Have air conditioning filters cleaned or the units serviced.
  3. Replace tired silicone in showers.
  4. Check door seals and that sliding doors close and lock properly.
  5. Top up your backup stock of linen and consumables before the summer rush.

Event weekends

Brisbane and the Gold Coast host major concerts, sporting events, conferences and festivals through the year. Event weekends bring their own pattern: short stays, groups sharing beds and couches, late nights and checkouts that cluster on the same morning.

  • Expect more rubbish, more glassware and more kitchen use than a normal weekend. Check the bins and the dishwasher first.
  • Check couches and spare bedding even if the booking says two guests.
  • Book your turnover as soon as the booking lands, because cleaners fill up around big events.
  • Photograph everything at checkout. Group stays are when a dated photo report earns its keep.

Planning the year

The pattern is simple: deep clean and fix things in the quiet weeks, then keep the standard steady through the peaks. If you want a crew that already knows what each season does to a property, we turn over short stays across Brisbane and the Gold Coast, with a photo report after every clean.

Seasonal cleaning questions

When is the busiest time for Airbnb cleaning in Brisbane and the Gold Coast?

The Christmas and summer school holidays are the busiest stretch, with back-to-back bookings and longer family stays. The other Queensland school holidays and big event weekends create shorter peaks. Lock in your cleaner well ahead of these periods, because demand for turnovers rises at the same time for every host.

How do I stop mould in a Brisbane Airbnb in summer?

Dry wet areas after every clean instead of leaving them to the air conditioning, keep exhaust fans clean and working, and replace silicone as soon as it starts to lift or spot. Never leave damp towels or linen in a cupboard. Humidity peaks through storm season, roughly November to February.

What extra cleaning does a Gold Coast beach Airbnb need?

Sand and salt. Vacuum sliding door tracks, floors and couches every turnover, check the washing machine and drains for sand, and wipe salt film off balcony glass, rails and outdoor furniture. Salt builds up faster close to the beach, so balcony glass needs attention on every clean.

When should I book a deep clean for my Airbnb?

In the quieter weeks before a peak. Late winter or early spring suits most South East Queensland hosts, because it sets the property up before storm season and the summer holidays. A second reset in autumn deals with the wear and humidity summer leaves behind.
