The Airbnb amenities list: what to provide guests, room by room
Every item our crews check and restock on a turnover, with the counts we leave, so nothing runs out on night three.
Short answer
Provide clean linen and towels, at least three toilet rolls per bathroom, body wash, shampoo and conditioner (three each) plus soap, and an under-sink kit of dishwashing liquid, tablets and laundry detergent (three each), three spare bin bags, a sponge and air freshener. Add tea, sugar, salt, pepper, milk and coffee pods if there is a machine.
This Airbnb amenities list is the one our crews work to on every turnover in Brisbane and on the Gold Coast. It is not a wish list of nice-to-haves. It is what guests actually reach for in the first 24 hours, and what they message you about when it is missing.
The counts below are par levels: the amount that should be in the property when the next guest walks in. A par level turns restocking from a judgement call into a count. The cleaner either sees three rolls in the bathroom or they do not.
What does Airbnb expect you to provide?
Airbnb has an "essentials" amenity that covers the basics, such as toilet paper, soap, towels, bed linen and pillows. If you tick it on your listing, guests will expect all of it on arrival. Check the platform's current help centre wording before you rely on it, because amenity definitions get updated. Stayz and Booking.com have their own amenity fields, and the same rule applies: only tick what is really there on every stay.
Past the essentials, what you provide is up to you. But your listing photos, your amenity ticks and your reviews all set an expectation. A guest who booked from a photo of a coffee machine expects pods next to it.
Bathroom: the room guests judge first
Bathrooms produce the most consumables complaints, so they get the firmest par levels. Per bathroom, every turnover:
| Item | Leave at least | Notes |
|---|---|---|
| Toilet paper | 3 rolls | More for long stays or big groups |
| Body wash | 3 | Sachets or bottles, set out the same way each time |
| Shampoo | 3 | Matched set with conditioner looks tidier in photos |
| Conditioner | 3 | Often forgotten when shampoo is a 2-in-1 |
| Soap | 1 per basin | Bar or pump, wiped and full |
| Bin liner | 1 fitted | Bin relined on every clean |
| Hairdryer | 1, working | Checked each turnover, not assumed |
Towels and bath mats come with the linen, not the consumables. Set them out to the same standard every stay, matched to the guest count on the booking. If you would rather not wash them yourself, our linen hire brings laundered sets in and takes the used ones out on the same visit.
Kitchen and under the sink
The kitchen is where guests discover gaps a day or two in, usually after the first meal at home. Our crews check the fridge and freezer, cupboards and the under-sink area, and count the utensils and cookware so a missing item is spotted the day it goes, not three bookings later.
| Item | Leave at least | Notes |
|---|---|---|
| Dishwashing liquid | 3 | Under the sink, not on the bench |
| Dishwasher tablets | 3 | Only if there is a dishwasher |
| Laundry detergent or powder | 3 | Kept with the under-sink kit or in the laundry |
| Spare bin bags | 3 | Plus one fitted in the kitchen bin |
| Sponge | 1 new | Replaced, not rinsed and reused |
| Air freshener | 1 | Under the sink |
| Tea | Restocked | A mix of black and herbal works for most guests |
| Sugar, salt and pepper | Restocked | Topped up, containers wiped |
| Coffee pods | Restocked | Only if there is a pod machine |
| Milk | 1, fresh | In the fridge door for arrival |
Leave cleaning products to your cleaner. Ours travel with the crew, so the only cleaning items left in the property are the guest-facing basics above. A full cleaning cupboard tends to get used up by guests, then it is empty when it matters.
Want this as a printable checklist?
Our free Airbnb cleaning checklist generator builds a list for your bed and bath count and the amenities you offer. Print it, stick it inside a cupboard door, and anyone cleaning the property works to the same list.
Bedrooms
Bedrooms are mostly linen, but a few small things make the difference between a guest unpacking and a guest messaging you:
- Fresh linen on every bed, made the same way as the listing photos.
- Spare pillow and blanket where you advertise them.
- Hangers in the wardrobe, enough for the number of guests the room sleeps.
- Empty bedside drawers and cupboards, checked for anything the last guest left.
- Working bedside lamps and power points near the bed for phone chargers.
Living area
Guests sit down, pick up the remote and try the wifi in the first ten minutes. Check these on every turnover:
- Modem on and the wifi details visible where guests will look for them.
- TV remote working, with spare batteries in a drawer.
- Air conditioning remote present, in the same spot every time.
- House guide or information folder refreshed and in its place.
Laundry
- Laundry detergent or powder, at the par level above.
- Dryer lint filter cleaned, so the dryer works and is not a fire risk.
- Iron present, with an ironing board if you list one.
- Pegs and a clothes horse if there is no dryer.
Balcony and outdoor
Outdoor space is a consumable of a different kind: it wears out fast in Queensland weather. Wipe outdoor furniture before sweeping the floor, keep a spare outdoor bin liner, and if you offer a barbecue, leave it clean with the gas checked. In storm season, check balcony drains are clear. Our seasonal guide for South East Queensland hosts covers that in more detail.
Small extras that pay off
None of these are required, and none should be ticked as amenities unless they are there every stay. But they stop the common late-night messages:
- Spare light globes for the fittings in the property.
- Spare batteries for remotes.
- Paper towel and cling film or foil.
- Facial tissues in the main bedroom and bathroom.
- Insect spray, especially in summer.
How do you stop amenities running out mid-stay?
Stock to the longest booking on your calendar, not the average one. A two-night couple and a seven-night family booking use very different amounts of everything. If you set par levels for the short stay, the long stay runs out.
Three habits keep it under control:
- Count, do not eyeball. A par level only works if someone checks it. Our crews count against the list on every turnover.
- Keep a backup store. A locked owner's cupboard with a few weeks of stock means the cleaner restocks on the spot instead of making a shop run between 10am and 3pm.
- Flag low stock in the report. Every Comodo turnover ends with a photo report, and anything running low goes in it. You decide on the top-up before a guest notices.
If you would rather hand this over, our consumables restocking service does the counting, buying and restocking on every turnover, tracked to what each property actually uses.

Airbnb amenities questions
What amenities should an Airbnb provide?
At minimum: clean linen and towels, toilet paper, soap, shampoo, conditioner and body wash, dishwashing liquid, dishwasher tablets, bin liners, and tea, sugar, salt and pepper. Add coffee pods if there is a machine, laundry powder if there is a washer, and fresh milk in the fridge door for arrival.
How many toilet rolls should I leave in an Airbnb?
Our crews leave a minimum of three toilet rolls in every bathroom on every turnover. That covers a short stay with room to spare. For longer bookings or bigger groups, leave more, because running out on night three is the message no host wants to get.
Should I leave full-size toiletries or small bottles?
Either works if the par level is right. We set body wash, shampoo and conditioner at three each per bathroom, plus a soap. Refillable pump bottles cut waste and look tidy in photos, but they need topping up and wiping on every turnover so they never look half used.
Do I need to supply cleaning products for guests?
Only the guest-facing basics. Leave dishwashing liquid, dishwasher tablets and laundry detergent, a sponge, spare bin bags and air freshener under the sink. Your cleaner's own products should travel with them, so there is no full cleaning cupboard for guests to use up.
